Rooms are spacious and having the extra bathroom is great. Walking distance to Coligny and the beach.

We found the property to be very clean. It was a great location. Five minutes to the beach which was not crowded in that area. I would suggest for the owners a couple things. One please include a couple more garbage bags. Two in the small bathroom, please replace the inner guts of the toilet. Three the fuse would blow if you use the microwave and the toaster at the same time. We wanna thank you for having beach chairs for us and water toys

First time for our family vacation in Hilton Head. We loved the condo. The kitchen was well equipped except that it provided plastic wine glasses instead of glass. I thought that that cheapened it a little It had the right amount of bedrooms and bathrooms for us. It was very clean and the beach was a little further than expected but we made do. Overall a nice experience.

Very nice unit. Five minute walk to the beach. Ten minute walk to grocery stores and restaurants. Terrific location near Coligny.

Xanadu B09 was the perfect condo. Plenty of room and everything we needed to enjoy our vacation. Quiet area, with a short walk to the beach. Really enjoyed the turtles in the moat and the trash chute made taking out trash a breeze. We would definitely stay here again. Owner was very responsive and helpful with meeting our needs.

We loved our stay in Hilton Head! The condo was super clean and had a great floor plan with plenty of room. The owner, Mark, was quick to respond to all my initial questions and when my 5 year old locked us out of the bathroom, both he and Vacation Time were quick to resolve it. The staff at Vacation Time were so nice and super helpful with great suggestions on places to eat, shop, etc. Loved it here and will definitely return!

Condo was clean had everything u needed. Nice pool and tennis court. Bike rental was right in front of condo. Riding bikes on the trails and a the beach was awesome.

The villa looks like updating is in process with granite counter tops in all sink areas and the kitchen also had stainless steel appliances. The furniture in the living area needs cleaned or replaced. The entry door also needs replaced. As for cleaning prior to our arrival....the dining room table was sticky and not wiped off and the bathroom tub surrounds need a good scrubbing down. A few electrical switches did not work and/or were missing light bulbs. Interesting that 2 light blue tuxes where left in the front closet from someone ?!

This unit was great for two small families for a weekend trip. Each couple had a nice bedroom and two kids in the room with twin beds and two kids on the pull out couch. We wished we knew where the pool was before we left though.

Love, love, loved our stay. With three bedrooms we all had room to spread out. Easy walk across the street to the beach and super close to all amenities Hilton Head has to offer. Will definitely be back. Clean with everything we needed. Parking was easy and convenient. I had two places lined up prior to finding Xanadu Villa B9 and both fell through, but I'm glad because this place was ready and willing to help with a quick turnaround. Great customer service and availability. Only compliant was my stay was too short!

The condo is spacious for my family of five, nicely decorated, convenient access to beach (cross street). The owner Mark is great, very accomdating, responsive.

it would be great if there were bed linens provided for sofa bed, or at least state it's not in the description. The fridge makes very loud noise, could be heard from the farthest Master bedroom.
Overall we had great time and will come back in future.

Linens should be provided for all sofa sleepers. They are generally left bagged in a closet. Hope you called the front desk. If you did, we would be happy to have housekeeping bring them to you.

Unit was nice, building lobby has old dated smell, no washer and dryer in the unit.( They do have a pay laundry on the first floor) beach access from unit is not as I read on previous reviews. Better to drive car and park a few minutes away.

My family and I really enjoyed our stay here. We walked in and the cleanliness hit you at the door, literally. The homeowner was nice and very quick to respond to my questions/concerns and also the property management was very informative, it all went nice and smooth.

The villa is very nicely decorated and very spacious.

I would definitely come here again and tell other family and friends about it if they are looking to vacation in HHI.

Xanadu was extremely nice and most importantly very clean. We had all the kitchen items needed to prepare food. Extra towels and linen. It was immaculate and the staff was incredible. Special thanks to Jimmy. Planning a vacation at the same spot next year with even more family. Also the distance from the beach was walking distance. 5 stars!!

This condo is very nice and spacious. Our family of 6 had plenty of room and we would absolutely stay here again. The condo was very clean and we had plenty of towels and wash cloths. The beds were all comfortable and there are televisions in 2 of the bedrooms.
We walked to the beach and to Coligny daily. We rented bikes from Forest Beach Surf and Cycle. They drop them off and pick them up for you and the bikes are in good condition. Be sure to eat a cupcake or 2 at Sweet Carolina Cupcakes! Delicious! We enjoyed our stay in this condo and look forward to staying there again in the future.

The condo was the perfect size and location for our group of 5. It was great having 2 1/2 baths with everyone trying to get ready at the same time. The kitchen is a small galley kitchen but had ample utensils for what we needed. We had a leaking toilet in the powder room but maintenance came quickly and fixed it in no time. When we arrived the carpets in the bedroom were still damp so we know they had been cleaned (maybe allow a little more time for cleaning/drying for the next guests). I would suggest a shower for washing feet off near the gate so guests don't have to track it in the bldg. Although the units are old ours was nicely decorated and comfortable. Warning...The walls are very thin. We could hear people talking in their units when we were in the halls or by the elevator. Overall, it was a pleasant experience. The management office employees couldn't have been nicer nor more accommodating.

Stayed here for a long weekend and was almost perfect. We had a couple maintenance issues the first day, but they were addressed quickly. Beds were comfortable; kitchen was well-stocked with pots/pans/tools/dishes. Nice pool and stream in back of apartments.

Very short walk to the beach, which had great tidal pools and lots of sand for families to hang out.

We had a great time staying in this condo. The location was perfect. The place was clean and bright and exactly as described. 2 things to take note of however: the washing machine and dryer are located in the hall and are used by other tenants and the bike rack is far from the main door. We did not use the washer and dryer, but it would have been nice to know that it is not in the condo. We had bikes delivered to the Xanadu and used them multiple times a day. It would be great if there was a bike rack located closer to the main door for the quick pit stops during the day. It was inconvenient to lock them up around the corner just to run in to grab sunscreen or a bottled water from the condo. Overall, the place was perfect! The location was great and the property was quiet and clean. The property management company was professional and helpful. The price was perfect! We would definitely stay here again and recommend this unit to friends. Thank you for a great long weekend!

It was great! All of us enjoyed it. The condo was clean and roomy. The location was within walking distance of Coligny Plaza. While researching and booking, the owner answered my questions and Vacation Time staff was very helpful and friendly. Several of the restaurants and areas we liked were the beach, Coligny Plaza, Hinchey's, Southern Coney, Sea Shack, Frosty Frog, Harbortown, South Beach and the bike trails.

Great place with perfect access just right across the street from the beach. The whole area of hilton head is amazing. We had the best time. As for our condo: Very clean and in great condition. The one thing that we didn't realize was that the laundry was not directly in our personal condo but out in the main hallway area (public) and required the use of quarters to operate. Easily solved with a trip to the bank for a roll.

This was a great place to stay for my brother's bachelor party. We were all comfortable and it was conveniently located to all the golf and bars/restaurants that you would need. We were very impressed with the cleanliness of the property and the management and owner were more than accommodating. I would definitely stay here for my next visit

Friends and I came to Hilton Head for the Hilton Head 1/2 and Full Marathon. We enjoyed our stay at Xanadu Villas especially because it was quiet but with close beach access. Rooms were clean and very well equipped for us.

This home was amazing. Pictures on this site needs to be updated...walked in to a model home! Owner Mark was very quick to respond to our last min plans.
We love to cook (even on vacation) so it was nice to have a beautiful kitchen and kids love the breakfast bar too. Location was awesome. Great, quiet and low key area for families. One of the best beaches we've visited. Neighborhood resident only beach access was literally across the street to Coligny Beach. The shops at Coligny Plaza was a huge plus!!! We can't wait to be back in XB9. Thanks Mark.

Close to the beach, shopping, dining. Had 4 teenagers who loved the beach, the biking, the free wifi (all had smart phones of course). Had one minor issue but owner was awesome and had it resolved in a matter of a couple of hours.

This condo is beautifully decorated. We had to contact the office about the wifi when we arrived and they were helpful with putting us in contact with tech support. Everything was clean and we were not disappointed in any way. The location is close to the beach and the kids loved the on-site pool. We will definitely be back!

Xanadu B9 was very nicely updated and furnished. Spacious and comfortable. Extremely convenient to beach access, right across the street. Quiet, clean swimming pool on the premises. Within walking distance to Coligny shops/restaurants. Management company helpful and prompt. Would definitely stay at B9 again!
